BC resale buyers get a 3 business day cooling-off period after an offer is accepted. Using it costs 0.25 percent of the purchase price, which is $2,500 on a $1,000,000 home.

First-time buyers can save up to $8,000 in Property Transfer Tax, with the full benefit on homes at $835,000 or less. Newly built homes are fully exempt up to $1,100,000.

The federal First-Time Home Buyers' GST Rebate became law in 2026: up to $50,000 of GST back on a qualifying new home, with full relief up to a $1,000,000 price and partial relief to $1,500,000.

The first-time buyer savings stack is real money: an FHSA holds up to $40,000 of tax-advantaged savings, and the Home Buyers' Plan lets you draw up to $60,000 from your RRSP, or $120,000 for a couple.
